What does full management cover for a portfolio landlord?
Full management means TMS looks after every property in your portfolio under one service. That covers finding and referencing tenants, collecting rent, repairs, four inspections a year, notices, deposit registration and compliance checks such as gas safety, electrical safety (EICR) and EPCs.
Some of the landlords we work with own 15 or more properties, and one owns 30. They hand us both the management and the repairs, so they do not spend their time chasing tenants or contractors. We can also make HMO and selective licence applications for you, as a separate service.
Can you move my whole portfolio from my current agent?
Yes. Moving your portfolio to TMS takes one email from you authorising the switch. We contact your tenants, deal with your current agent and transfer the deposits for every property, from start to finish. If your current agent is slow to respond, we come back to you and push it through.
Many landlords stay with an agent they are unhappy with because moving several properties sounds like a hassle. They keep paying the fees and putting it off. With TMS, the work of the switch sits with us, not with you.
How do you keep properties across a portfolio let?
We start marketing a property as soon as we know it is becoming empty. If it needs it, we get the property decorated and cleaned so it is ready for the next tenant. The aim is simple: keep every property in your portfolio let, with as little time empty as possible.
Setting a realistic rent matters. Pushing a rent £50 above what the market will pay can leave a property empty for a month. That can cost £600 to £700 in lost rent, plus the council tax you still pay, and it can take a year to win back.

Can you review the rents across my portfolio?
Yes. We visit and appraise each property in your portfolio, whether it is a house, a flat or an HMO, and give you an honest view of where each rent should be. Some landlords have not reviewed their rents in years, while others set them too high and end up with empty properties.
What if I live outside Derby or Nottingham?
That is common. Around half of the landlords we work with live outside the area, and some live overseas. We inspect every property four times a year and deal with repairs straight away, so you do not need to be nearby to know your properties are looked after.
How quickly are repairs dealt with?
Repairs are dealt with straight away through our maintenance contractors, and out of hours emergency maintenance is covered. With several properties, a repair cannot always wait until Monday. When you call us, the phone gets answered.
Why do landlords stay with TMS?
Some of our landlords have been with us for the full 10 years we have been going. The few who have left did so because they sold their properties. TMS is run by landlords who own rental property themselves, so we know what an empty month costs.
